Roof repairs

Most roofs don't need replacing. They need someone to get up there, find the actual problem and fix it properly. That's most of what we do: one slipped tile after a windy night, a run of cracked slates, a ridge that's lost its mortar, felt that's split under the bottom course.

Lee looks at the roof himself before he quotes. If a repair will do the job, that's what you'll be offered. If the roof is past patching, he'll tell you straight and explain why, with photos, so you're not taking anyone's word for it.

Signs your roof needs a repair

  • A tile or slate on the lawn, drive or in the gutter
  • A gap or a crooked line of tiles you can see from the street
  • A damp patch on a bedroom ceiling or down a chimney breast
  • Daylight or drips in the loft after rain
  • Mortar from the ridge or verge on the ground
  • Moss pushing tiles up, or tiles rattling in the wind

How we do it

Done properly, step by step

  1. 01

    We look first

Lee inspects the roof, from a ladder or the loft where that's enough, and finds the cause rather than the symptom.

  2. 02

    Written quote

You get a clear price for the repair and what's included, usually the same or next day.

  3. 03

    Matched materials

Tiles and slates are matched to what's on your roof, so the repair doesn't stand out.

  4. 04

    Fixed to today's standard

Tiles are nailed or clipped, membrane patched where it's torn, and ridges and verges re-bedded or mechanically fixed.

  5. 05

    Photos before and after

You see what we found and what we fixed, including the parts you can't see from the ground.

The repairs we do most

Replacing slipped, cracked and missing tiles and slates. Re-bedding and repointing ridge and hip tiles, or swapping them for a dry ridge system. Fixing verges where the mortar has fallen out. Patching torn membrane or felt under the bottom courses. Clearing and re-lining valleys. Re-dressing lead that's lifted round a chimney or against a wall.

We also take on the small, awkward jobs: a single tile over a conservatory, a noise in the roof nobody else could find, a porch roof that's let water in for years.

Repair or replace?

If the damage is in one place and the rest of the roof is sound, a repair is the right call. When the felt has perished across the whole roof, the battens are rotten, or you're paying for repairs every winter, a new roof costs less in the long run.

We'll show you the evidence either way. Plenty of our customers called about one tile and ended up with one tile replaced, because that's all it needed.

Slate, clay, concrete and pantile roofs

Suffolk and north Essex have a bit of everything: Welsh slate on Victorian terraces, plain clay tiles on older cottages, concrete interlocking tiles on post-war and newer homes, and red pantiles on outbuildings and extensions. Each one is fixed differently, and getting it wrong is how a small repair turns into a bigger one. We repair all of them.

Prices

What affects the price

Every roof is different, so we don't put prices on a website and then add extras later. Lee looks at your roof and gives you a written quote, free, with everything included.

  • How many tiles or slates need replacing, and whether we can match them
  • Whether we can reach it by ladder, or need a tower or scaffold
  • If the membrane or battens underneath need work too
  • The roof's pitch and height
  • Whether other jobs (ridge, lead, gutters) make sense to do in the same visit

FAQs

Roof repairs: your questions

Something else? Call Lee on 07864 367325. He's happy to talk it through.

Do you do small roof repairs, like one tile?

Yes. A single slipped tile or slate is one of the most common jobs we do, and it's worth doing quickly before water gets under it and rots the batten.

Can you match my existing tiles?

Nearly always. We source matching tiles and slates, or use reclaimed ones for older roofs, so the repair blends in.

Will I need scaffolding for a repair?

Often not. Most repairs on two-storey houses can be done safely with roof ladders. We'll tell you when a job needs a tower or scaffold for safety, and include it in the quote.

Why did my tile slip?

Usually the nail has rusted through or the batten has rotted. That's why we look at the area around a slipped tile rather than just pushing it back up.

Do you send photos of the repair?

Yes. You'll see photos of the problem and the finished repair, so you know exactly what you've paid for.
