Roof windows and Velux
New roof windows fitted, tired ones replaced, and leaking skylights sorted with proper flashing kits. More light upstairs, without the drips.
Roof windows and Velux
A roof window is one of the easiest ways to bring light into a loft room, landing, bathroom or extension. Fitted badly, it's also one of the most common places for a roof to leak. The difference is in the flashing: how the window is sealed into the tiles or slates around it.
We fit new roof windows into tiled and slate roofs, replace old or failing ones, and fix leaks round existing windows. Adding windows while a roof is being replaced is the most cost-effective time to do it.
Signs your roof window needs attention
- Water stains on the ceiling or plaster around the window
- Drips when it rains hard or the wind blows
- Misted or failed glazing
- A window that's hard to open, or won't close properly
- Rotten timber or flaking paint on the frame
- Flashing that's lifted, or tiles round the window that have slipped
How we do it
Done properly, step by step
- 01
Survey
We check the roof structure, the room inside and the best size and position for the window.
- 02
Quote
A written quote covering the window, flashing kit and making good inside.
- 03
Open the roof
Tiles or slates come off and the opening is formed, with timbers trimmed where needed.
- 04
Fit and flash
The window goes in with the correct flashing kit for your roof, and the tiles go back round it.
- 05
Finish
We tidy up and send photos of the finished window, inside and out.
New windows and replacements
Most roof windows can be replaced in the same opening with a modern equivalent, which often means better glazing and easier opening. A new window in a new position needs the rafters trimmed to make the opening, which we'll check before quoting.
Leaking roof windows
When a roof window leaks, it's usually the flashing or the seals rather than the glass. Tiles that have slipped against the window, or a flashing kit that doesn't match the roof covering, let water run in. We find the cause and fix it, or replace the window if it's past saving.
Do I need planning permission?
Roof windows usually fall under permitted development, as long as they don't stick up too far above the roof slope. Listed buildings, conservation areas and windows on the front of some properties can need consent. We'll flag anything that needs checking with your council.
Prices
What affects the price
Every roof is different, so we don't put prices on a website and then add extras later. Lee looks at your roof and gives you a written quote, free, with everything included.

FAQs
Roof windows: your questions
Something else? Call Lee on 07864 367325. He's happy to talk it through.
Why is my Velux window leaking?
Usually the flashing or seals rather than the glass. Slipped tiles or the wrong flashing kit can let water in. We'll find the cause before deciding on a repair or replacement.
Do roof windows need planning permission?
Often not, as they usually count as permitted development. Listed buildings and conservation areas can be different. We'll tell you if anything needs checking.
Can you fit roof windows in a slate roof?
Yes. We fit them in slate and tiled roofs using the right flashing kit for each.
Is it cheaper to add windows during a re-roof?
Yes. With the roof already open and scaffolding up, adding windows costs less than fitting them later.
